~his Mortgage, the Note and notes securing Futurc Advanca, if any. had no acceleration occurred; (b) Botrower cura
all breaches ot any other covenants or agreemeots of Borrower contained in this Mortgage; (c) Borrower payi all reasonable
expenses incurrod by l.ender in enforcing the covena~ts and agreeme~ts of Borrower contained in this Mortgage and in
e~torcing I.ender's rcmedies as Provided in paragraph IR Asreof, including, but not limited to, reasonable attorney's fees; and
(d) Borrower taka such action as l.ender may reawnably require to assure that the lien of this Mortgage, Lender's interat
in the Property and Borrower's obligation to pay the sums xcurcd by this Mortgage shall continue unimpaired. Upon auch
payment and cure by Borrower, this Morigage and the obligations secured hereby shall rcmain in fulf force and effect as if
no acceie~ation had occurred.
20. Actianmeat ot Reatx Appoiatmeat ot Receiver. As additional security hereunder, Borrower hereby assigns to
[_ender the rcnts of the Property, provided that Borrowcr shall, prior to acceleration under paragraph 18 hereof or abandon-

Upon acceleratio~ under paragraph i8 hereot or abandonment of the Property, L.ender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property, including thou past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rcnts, including, but not limited to, receiver's fees, premiums on receiver's
bonJs and reasonable attorney's fces, and ihen to the sums secured by this Mortgage. The receiver shall be liable to account
only tor ~hose rents actually received.
21. FuMre Advaa~~es. Upon request by Borrower, l.ender, at l.enders option within twenty years from the date of this
Mortgage, may make Future Advaaces to Borrower. Such Future Advances, with interest thereon, shall be secured by this -
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtodness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mottgage. eaceed the arigin3! amonnt of the Nols plus USS.
22. Release. UpQn payment of all sums secured by this Mortgage, Lender shall rclease this Mortga~te without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and in the Natc, "attorney's fees" shall include attorney i fees, if any,
which may be awuded by an appellate co~rt.
