Ihis Mortgage, the Note and notes securing Future ~?dvances, if any, had no acceleration occurred; Ib) Borrower cutes
all breaches ot any other covena~ts or agreements of Borrowe~ contained in this Mortgage; (c) Borrowe~ pays all reasonable
expenses incurred by I.ender in enforcing the covenagts and agreeme~ts of Borrower contained in this Martgage and in
enforcing l.~nder's remedies as providrd in paragraph IR Aercof, including, but not limitcd !o, reasonable attorney's fces: and
(d) Bo~rower takes such action as Ixnder may re•rsonably reyuire to assure that the lien of this Mortgage. Lender's interest
in the Property and Borrower's obligation to pay the sums xcured by this Mortgage shall continue unimpaired. Upon such
payment and cure hy Borrowe~, this Mortgage and the obligations secured hereby~shall remain in (ull force and effect as if
no acceleration had occurred.
20. Assigameaf of Rentx Appoiolmeat of Receirer. Ac additional security hereunder, Borrower hereby assigns to
Lender the rents of the Propeny, provided that Bormwer shall, prior to acceleration unde~ paragraph 18 hercof or abandon-
ment of the Property, have the right to callect and retain such rents u t6ey become due and payable.

receiver appointed by a court ta enter upon, take possession of and manage the Propeny and to collect the rents of the
Pruperty, including those put dae. All rents collected hy the receivcr ~hall be applied 6rst to payment of the costs of
management of the Property and collection uf rents, including, hut not limited to, receiver's (ees, premiums on receiver's
bonds and reasonable attorney's fee~, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only (or thox rents actually received.
21.. Fntu`t Advaaces. Upon request by Borrowcr, l.ender, at I.coder s option within twenty years from the date of this
Morlgage, may make Future Advances to Borrower. Such Future Advance~, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured, by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS.
22. Reiease. Upan payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recorda~ion, if any.
23. Atloraey's Ftes. As used in this Mortgage and in the Note. "attorney's fees" si~311 include attorney's fecs, if any,
which may be awarJeci by an appellate court.
