no acceleratan had occurred.
20. Assisas~eot ot Reatx Appoiatment oi Receiver. As adJitiona{ security hereunder, Botrower hereby usigr~s to
1_ender the rents of the Property. providai that Bomowe~ shall, prior to acceleration under paragraph 18 heroof or abandon-
ment of the Pmperty, have the rigfit to collect and retain such rcnts as t6ey become due and payabk.
Upon acceleration under paragraph 18 heroof or abandonment of the Property, Lende~ shall be e~titled to have a
receiver appointod by a sourt to enter upon, take possession ot and manage the Property and to collect the rtnts of the
Property, including those past due. All rents collected by the receiver shall be appliod first to payment of the costs of
management of the Property and collection of re~ts, including, but not limited ta, receiver i fas. premiums on receiver's .
bonds and reasonabk attorney's foa, and then to the sums securcd by this Mortgage. The receiver shall be liable to account
only tor those rents actually received.
21. Future Ad~aeces. Upon request by Borrower, lxnder, at Lender's option within twenty yean from the date of this
Mortgage, may make Futurc Advances to Borrowe~. Such Future Advances, with interest thercon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are securod hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in aooordance herewith to protect the
security o[ this Mortgage. excad the original amount of the Note plus USf. ...~......~~+.~++R+.~.+~.
Z2. Rdsase. UpQn payment of all sums socured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of rccordation. if any.
23. Atlocney's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's foa, if any,
which may be awudod by an appeliate court.
