Ali plans must be in quarter-inch scale drawn in a professional ! manner by a registered and licensed architect and to include the following: i _ ~3 ! ;j (a) An accurately drawn and dimensionai plot plan showing all i buitding setbacks, easements, drives and walks. ~ (b) Foundation plan, floor plan, exterior eievation~ of building ~ as they will actualiy appear after all backfilling and landscaping is done from ~ finished ground up.: . ~ i !t { (c) Actual samples of ali materiais such as roofing, siding, brick, + etc., as weli as ali exterior color schemes must be submitted for approvai. ; (d) Soi l tests results with app~opriate foundation design . ; ;i ; ~ (e) No buiiding or structure, except approved fences, gates or ! entrances or landscapi~g shall be erectcd or placed on any lot measuring less ~ than twenty-five (25) feet from the front and rear prope~ty lines, nor closer than ~ ~E fifteen (15) feet fr-om the side lot lines unless and approved by the Architectural Review Committee. ~ ~ ~ 4. Builder and Construction Approvat. All builders or contractors ' must tie approved by the Architectural Review Committee. Any construction done ~ in Bay Colony of Stuart by any builder or contractor even though the builder or ~ contractor has been approved by the Architectural Review Committee which is ~ ; done in a poor and unworkmanlike manner may be stopped by the Architectural ~ Review Committee, and further work on the job will cease until the work has been ~ ~k corrected to the satisfaction of the Architectural Review Committee. Each owner R or his assigns by purchasing property in Bay Colony of Stuart hereby gives his permission to the Architectural Review Committee or its representative to inspect ; the work being done on his property at such reasonable time and manner so as to ; ~ assure conformity with these guidelines and restrictions. ~ ~ _ 5. Layout. No foundation for a building shall be poured, nor shall t ~ co~struction commence in any manner or respect, until the layout for the building ~ ~ is approved by the Architectural Review Committee: It is the purpose of this ~ ~ approval to assure that no trees are unnecessarily disturbed and that the home is ` ~ placed on the lot in its most advantaqeous position. • ; 6. Exterior Color Plan.
