Upon acceleration under paragraph 18 hercof or abandonmeot of the Propert~•, L.ender shall be entitled to have a receiver appointed by a court to e~ter upon, take posse~sion of and manage the Propeny and to collect the rents of the Property, including tlws~ past due. All rents collected by the receiver shall be applied first to pa}•ment of the costs of management of the Propeny apd collection of rents, including, but not limited to, re:eiver's fees, premiums on recei~•er's bonds and reasonable attorney's fees, and then to the sums secured by this ~lortgage. 'iLe receiver shall be liable to account only tor those rents actually rectived. 21. Futurc Ad~ancts. Upon request by Bormw•er, Lender, at l.ender s option within twenty yean from the date of this :~fortgage, may make Futurc Advances to Borrower.
