12. That if the Mo~tgagors detautt in sny of the covenants or agreements contained hemin, or in said ~ote then the
Mortgagee may perform the same, snd all expenditures (including reasonable attorney's tees) made by ths MoRgagee in so doing
shall draw interest st the rate ot eight percentum (Sg~) per anoum. and shall be repayable immediately and without demand by
the Mortgagors to the Mortgsgee, and, together with interost and costs accruing thereon, shall be secured by this mortgage.
13. That the mailing of a written notice or demand addrossed to the owne~ of mcord of the moetgaged premises, oi directed
to the said owne~ at the tast address actualry tumished to ths Mortgagee, or directed to said owner at said mortgaged p~emises,
and mailed in the United States mails. shall be suNicient notice and demand in any case arising ~nder this instrument and re-
qu+red by the provisbns he~eof or by law.
14. This Mortgage shall securo not only existing indebtedness, but also such futuro advances. whether such advances aro
obligatory or to be made at the optian of the Mortgagee, o~ otherwise, as are made withio twenty (20) yeais irom the date hare-
of, to the same exte~t as if such futuro sdvances were rr~de ort tha date of the executlon ot this mortgage, but such secured
i~debtedness shall not exceed at any time the maximum principal amount of 85 _ . plus interest, and any
distwrsements made for the payment oi taxes. {evies or insurance, on the property covered by the lien of this mortgage, with in-
terest on such disbursemenis.
The covenants herein contained shall bind, snd the benetits and adva~tages shall inure to. the respecCnre heirs, executors,
administrators and assigns oi the parties hereto. Whe~ever used, the singular number shaii include th~ plural. the plural the singu-
lar, and the use of any gende~ shall inctude all genders.
