In the event ot failure o[ Buyer to pay any ins;allment when due, w•heiher such ~ (ailure be volunfary or involuntary, the only right of Seller arising thereunder shall be that of termination of this Agreement and s retention ot all sums previously paid as liquidated damages. ~ YL POSSESSION ~ Possession of this property shall not be delivered to Buyer until ihe Warranty Deed is recorded in Lhe Public Records. GRACE PERIODS iN PAYMENTS ~ This Agreement shall be deemed current and not in default on account of failure, refusal or neglect to make any reyuired defer*ed payment unless and until a grace period, which commences with the payment due date on the Agreement, has expired.
