Assigpmeat of Rentx Appoiatmeof of Receiver. As additional secu~ity hereu~Jer, Borrower hereby assigns to Lender the rents of the Property, provided that Borrower shall, prior to accete~ation under paragraph 18 hereof or abandon- ment of the Property. have the right to collect and retain such rents as they become due and payable. . Upon acceleration under paragraph 18 herco( or abandonment of the Properly, l~nder shall be entitled to have a receive~ appointed by a court to enter upon. take possession af and managr the Property and to collect the rents of the Property, including those past due. The receiver shall be liable to account only for those rcnts actually received. ~ 21. Futun Adraaces. Upon request by Borrower, I_ender, at I_endcr s option within twenty years from the date of this Mortgage, may make Fuwro Advances to Borrower. Such Future Adva~ces, with interest thereon, shall be secured by this Mortgage when evidtnced by promissory notes stating that said nota are secured hereby.
