12. Thst if the Mo~tgagors detault in any of the covenants or agreeme~ts contained herein, or in said note then the
nnongagee may pe?form the same, and all expenditures (including reasonable attorney's fees) made by the Mongagee in so doing j
shall draw interest at the rate of eight percentum (8aj;) psr annum, and shall be repayable immediatey and without demand by

to the saM owner at the last address actualy turnished to the Mortgagee, or directed to said owner at said moRgaged premises,
snd mailed in the United Statas maiis, shall be sufficient notice and demand in any case arising under this instrument and ro-
