prior to entry of a judgment eaforcing this Mortgage if: (a) Bor~ower pays Lender all sums which would be then due under
this Mortgage. t6e Note and notes secucing Futurc Advances. if any, had no acceleration occurred; (b) Borrower cura
alt breaches of any other oovenants or agreements of Borrower contained in this Mortgage; (c) Borrower pays all reasonable
expensa incu~red by Lender in entorcing the covenants and ag~eements of Borrowe~ contained in .this Mortgage and ia
enforciag Lender's nmedies as providcd in pa~agraph 18 hercof. i~cluding. but not limited to, reasonable xttomey's fas: and
(d) Bonower takes such action as Lender msy reasonably require to assure that the lien of this Mort~age. Lender'a interest
in tt~e Property aad Bornower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower~ this Mortgage and the obligations secured her~by shall remain in full fora and e}fxt as if
no acceleration had occurrid.
20. Aad~omeet ot Reatr Appointmenf of Recei~er. As additional security hereunder. Borrower henby assigns to
Lender the rents of the Propeny. provided that $orrower shall, prior to acceleration uader puagraph 18 hereof or abandoa-
ment of the Property. have the right to collect and retain such rents ss they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. L.ender shall be entitled to have a
receiver appointed by a court to enter upon. take posseuion of and manage the Property and to coilect the rents of the
Property, including those put due. All rcnts collxted by the receiver shall be appliod first to paymcnt of the costs of
management of the Property and collection of rents, including, buc not limited to. receiver's fas, premiums on receiver's
bonds aad reasonable attorney': fea, and then to the sums secured by this Mortgage. '[~e receiver shall be liable to account
~ only for those rents actualty raxived.
21. Future Ad~ancer. Upon rcque,st by Borrower. Lender. at Lender's option withi~ twenty years from the date of this
Mongage, may make Future Advances to Borrower. Such Future Advances, yvith interest thereon. shall be secured by this
Martgage when evidenced by promissory notes stating that said nota an secured hereby. At no time shall the principal
amount of the indebtedness socured by this Mortgage. not including sums advanced in accordance h~rewith to protect the
security of this Mortgage~ exceed the original amount of the Note~ plus USS . . . . . . . . . . . . . . . . . . . . . . . . . . .
T,2. Rdease. Upon payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all coata of recordation. if any.
~ 23. Attorney's Fea. As used in this Mortgagc a~d in the Note, "attorney's fees" sha11 include attorney's fces, if any,
which may be awarded by an appellate court.
