20. Assignmrnt of Rents; Appoiatmeat of Recei~•e~. Ac additional security hereiinder, Borrower hereby assigns to
Lender the rents of the Prapetty, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property, have che. righC to collect and ~etain such rcnts as they become due and payable.
Upon acceleration under paragraph 1 R hereof or abandonment of the Pmpcny, t_ender shall be entit~ed to have a
re~eiver appointed by a court to enter upon, take possession of and manage the Properry and to callect the rents of the
Propeny, including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
- management oi the Property and collection of rents, including, but not limited to, receiver's fees, premiums on receieer's
bonds a~d reasonable attorney's fces, and then to the sums secured by this Mortgage. 'Il~e receiver shall be liable to account
onl) for those rents actually received.
21. Future Adva~ces. Upon request b~• Borrow•cr, Lender, at Lendcr's option within twenty years from the date of this
Mortgage, may make Future'Advaoces to Borro~ver. Such Future Advances, with interest thereon, shall t~e secured by this
Mortgage when evidenced by promissory notes stating that .aid notes arc secured hereby. At no time shall thc principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accc~rdance herewith to protect the

22. Rdease. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borruwcr. Borrower shall pay all costs of recordation, if an~•.
23. Attorney's Fees. As used in this Mortgagc and in the i~ote. "attorncy's fees" shall include attumey's fees, if any,
w~hich may be avvazded by an appellate coun.
