20. Assienmeat of Rentfi Appoinlment o[ Rerei~•er. A~ additional security hcrcu~dr~. Borrow¢r hereby assigns ta
I_ende~ the rea~s of the Propeny, provided that Borr~~wer shall, prior to acceleration under paragraph 1R hereof or aband~n-
ment of the Property, have the right to collect aad retain such rents as the~ become due and payable.
Upon acceleration under paragraph 1R hereof or abandonment of the Property, I,ender shall be entitleci to have a
rtceiter appointed by a court to enter upon, take poisessian of and manage the Property and to collect the rents of the
Property, including those past due. All rents collec~ed hy the rec.eiver shall be applied first to pa}•ment of the costs of
man•rgement of the Proper~y and collection of rcots, including, hut not limited to, receiver's fees, premiums on recei~~er's
hondr and reasonable attorney's fees, and then to the ~ums secureci by this Mortgage. The receiver shall be liahle to account
only for those rents actually received.
21. Future Ad~•ancea. Upon rcquest by Borrowcr, l.ender. at t.ender's option within twenty years from thc date of this
Mortgage, rria}• make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
hiortgagt when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amaunt of the indebtedness secured by this Mortgage, not inrluding sums advanced in accordance herewith to protect the
security of this Mortgage, ezceed the original amount of the l~ote plus LJSS . . . . . . . . . . . . . . . . . . . . . . . . . . .
22. Releate. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if ~ny.
23. Attorneys Fets. As used in this Mortgage and in thr Nute, "ariorney's fecs" shall include attorney's fees, if .any,
which ma~~ be awarJed by an appellate court. .
