AssiRnmeat of Rentx Appolntmeat of Recei~~er. As additional security hereunder, Borrower hereby aszigns to Le~der the rents of the Property, provided that Burrower shall, prior to acceleration under paragraph i R hereof or ~bandon- ment of the Property, have the right to collect and rctain such rents as they become due and payable. Upon acctleration under paragraph 18 hereoi ar abandonment of the Propeny, Lender shall be entitled to have a receiver appointed by a court to enter upon, take possession of and manage the Praperty and to collect the rents of the Property, including those past due. Ail rents callected by the receiver shall lx applicd fint to payment of the costs of management of the. Property and collection of rents, including, but not limited to, receiver's fees, premiwns o?i recci~•er's t?onds ~nd reasonable attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account only for those rents actually received, - ~ 21. Future Advanc~s. Upon request by Borrower, l.cnder, at 1_endei s option within iwenty years from the date of this Mortgage, ma~• make Future Advances to Borrawer.
