20. Assignme~t of ltent~ Appoiatment of Recel.•er. As additional security hereunder, Borrower hereby assigns to :
Lender the rents of the Properry, pro~•ided that Borruwer shall, prior to acceleration under paragraph 18 hereof ~~r abandon- _ '
ment of the Property, have the right to collect and retain such rents as they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, I_ender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Proprrty and to collect the rents of the
Praperty, iocluding those past due. All rents. collerteJ by the receiver shall be apPlied first to payment of the cost~ of
management of the Property and collectian of rents, includi~g, hut not limited to, receiver's fees, premiums on receiver's s
twnds and reasonable attorney's fees, and then to the sums secured b~• this Mongagc. The receiver ~hall t>e liable to account
only [or those rents actually received.
21. Futurc Adva~cts. Upon request by Borrower, Lender, at I_ender s option within twenty years from the ciate of this
hlortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured b~• this
Mortgage when evidenced by promissory nates stating that said notes are secured hercby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not inct'uding sums advanced in accordance herewith to protect the ;
security of this Mortgage, exceed the original amount of the Note plus USS• . 2~~OOA.~~ .
22. Rehase. Upon payment of aU sums secured by this Mortgage, l.ender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, it any.
23. Attoroey's Fees. As used in this htongagc and in the tiote. "attorney's fecs" shall include attorney's fecs, if any,
which may be awarded by an ap~ellatc coun. .
