with intereat at 9 3/~e per annum to the obligation of the Purchaser. Such t

right shall be deemed to be an option and ehall impose no obligation on the
Seller and Sellar may elect to treat auch neglecE or failure on the part of
the Purchaeer ae a breach of this contract. i
• Seller has obtained or ahall obtain pr:or to the closing hereof
as Atstract of Title certified to at least the date of this Agreement and shall
pay the cost thereof, said Abstract showing good and merchantible title,
subject only to this contract, taxes and assess~ents not yet due and payable ~
and such easementa, restrictions, reservations and other related items so
aa not to interfere with the intended use_ of the property by thQ Purchaser. -
Said Abstract ahall be delivered to Purchaser on its issuance and shall be.
accepted by them as evidence of Seller's title to the property ae hereinabove
de sc ribed.
8. Title in the aforesaid. realty ahall be and is reserved to the

Seller, their heire, executors, administrators, successors and assigns

until full performance by the Purchaser as required hereunder. Upon full

j performance by the Purchaser, the Seller shall deliver to the Purchaser

~ a fee eimple title to said realty, by statutory warranty deed, free and clear

~ of all liens and encumbrances, except for zoning and other governmental

~ regulationa and such restrictions, easements and reservations as may appear
~ .of record in the Abetract of Title being delivered to the Purchaeer prior to

~ the cloaing hereof. -
~ 9. Time ie of the essence of this Agreement. In the event Purchase
