this Mongage. the Note and notes securing Future Advances. if any, had no acceleration occurrod; (b) Borrowe~ cura

20. Aas~ao~eM ot Rcat~ AppolM~neat ot Receiver. As additional security hereunder. Borrowe~ hereby usigns to
1_e~de~ the rents ot the Propeny, provided that Borrowe~ shall, prior to acceleration under paragraph 18 heroof or abandoa-
ment ot the Property. have the right to rnllect and retain such rcnts as they become due and paya~k. .
Upon acceleration under paragraph {8 hereof or abandonment ot the Property. l.ende~ shall be entitkd to have a
receiver appointed by a ~ourt to enter upon, take possession of and manage the Pmperty and to collect the rents of the
Property. including those past due. All rents collectod by the receiver sball be applied first to payment ot the coats of '
management oI the Propeny and collection of re~ts. includiog, but not limited to. receiver's f~es. premi~tms on receiver's
bonds a~d reasonabk attorney's feac, and then to the sums securcd by this Mortgagc. 'Itfe reoeiver shall be liable to account

21. Frture A~aocea. Upon request by Borrower, ~ender, at Lender's optio~ within twe~ty years fmm the date of this
Mortgage. may make Futurc Advances to Borrower. Such Future Advances, with interest thercon. shal) be secured by this
Mongage when evidencod by promissory notes stating that said notes are secured hereby. At no time shall the principal '
amou~t of the indebtodness socured by this Mortgage, not including sums advanced in aocordance herewith to prottet the i
security of this Mortgage. exceed ihe original amount of the Note plus USS. r.----r~---.-.--~r.-r. ~
22. Release. UpQn payment of all sums secured by this Mortgage. I.ender shall release this Mortga,ge without chuge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Atto~uey's Fees. As used in th~s Mortgage and in the Note, "attorney's fees" shall include attorney's fees. if any,
which may be awudal by an appellate court. '
