ment of the Property. have the right to callect and retain such ~ents as tbey become due and payabk.
Upo~ acceleration under paragraph 18 hercof or abandonment of the Proptrty. Lender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the_ Pmperty and to rnlkct the rcnts o[ the
Propeny, including those put due. All rents collxted by the roceiver shall be applied first to payment of the costs of
management of the Property and rnllection of rents. including, but not limited to. raxiver

Mortgage, may make Future Advances to Borrower. Such Future Advances. with interest thereon. shall be secured by this
Mortgage when evidenced by promissory nota stating that said Rota arc secured hercby. At no time shall the principal
amount of the ind~btodness secured by this Mortgage,.not including sums advanced in aocordanee herewiUt to protcct the
security of this Mortgage, exoced the original amount of the Note plus USt.
