ment of the Pmperty. have the right to collcet and rctain such rents as t6ey bocome due and payabk. ~
Upon accekration unde~ pangraph 18 hercof or abandonment of. the Property. I.ender shall be ~ntided to have a
rcceiver appointed by a~rourt to~enter upon. take possessio~ of and manage the Property and to collect the rents of tbe
Property, including those past due. All rents collected by the rcceiver shall be applied first to payment of the coata of
management of the Ptoperty and collection of rents, including, but not limited to, roceiver's fees. premiums on receiver's
bonds and ressonabk attorney's tea, and ihen to the sums securcd by this Mortgage. The receiver shall be liable to account
only for those rents actually received. ~
21. Fotnre Aa~aecea. Upon request by Borrower, Lender, at Lender s option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advanca, with inurat thereon. shall be socured by this
Mortgage whe~ evidencod by promissory nota stating that said notes ate secured hereby. At no time shall the principal
amount of the indebtodness socured by this Mongage, not including sums advanced in aocqrdance henwvith to protect the
security ot this Mortgage. exceed the original amount of the Note plus USS.
22. Rekasa UpQa Rayment of all sums socurcd by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay aU costs of recordation. if any.
23. Atforaey's Fees. As used in this Mortgage and io the Note, "attomey's fees° shall include attorney's fces, if any,
which may be awarded by an appellate court.
