Assi~omeat ot Reatx AppoiMmeat ot Receiver. As additional security hercunder,. BoROwer hereby assigns to Lender the rents of the Propeny, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon- ment of the Property, have the right to collect and retain such rents as they become due and payable. Upon acceleration under paragraph 18 hercof or ahandonment of the Property, Lender shall be entitled to have a receiver appointed by a rnurt to enter upon, take possession of and manage the Property and to collect the rents of the Property. including those past due., All rcnts collected by the rcceiver shall be applied first to payment of the costs of management of the Property and coUection of rc~ts, includi~g, but not limited to, rcceiver's fees, prcmiums on receiver's bonds and reasonable attorney's fees, and then to the sums secured by this Morigage. 7t~e receiver shall be liable to account only for those renu actusliy received. 21. Fnture Advaocea. Upon request by Borrower, Lender, at 1_e~der's optian within t ycars from the date of this Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest n, shall be secured by this Mortgage when evidenced by promissory notes stating that said nntes are secured hereby. At no time shall the principal amount of the indebtedness secured by this Mortgage, not including sums advanced in a~cordance herewith to protect the security of this Mortgage, exceed the original amount of the Note plus US3.1&~675..A0 . 22. Releise. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge to Borrower. Borcower shall psy all costs of recordation. if any. - . 23. Attoroey's Fees. Ax used in this Mortgage and i~ the Note, "attorney's tees" shall include attorney's fees, if any, _ which may be. awarded by an appellate court.
