That the Defendants, Louis Fischer and Elena C. ~ ~ a Fischer, his wife, and Barbara Arnold Adcock Cone,own and have legal title in fee simple to the lands described as against the Plaintiffs and their heirs, successors, personal representatives and assigns lyirig north of the bou~dary line between the~Plain- tiffs and Defendants which said line shall be described as follows: ~ Beginninq at the Northwest corner of Section 3, . i Township 35 South, Range 40 East, run South 89° { 37'30" East for a distance of 628.9 feet to a } point which is the intersection of the Township ~ line and the East property line of the Florida ~ East Coast Railroad Riqht-of-way; from said point ~ run North 20°24' West 327.45 feet on the East t Right-of-way line of the Florida East Coast ~ Railroad to a point; run thence North 84°06' East ~ .285 feet to a point; run thence North 18°54' West 1 ~ 235 feet to a point; thence run S 89°3'I' East 50 ~ feet to a point; thence run N Z8°54' West 1.60 feet to a point; thence run N_ 69°13'30" East 158.85 ~ feet; thence run North 67°23'S0" East 175 feet to a point 2ying one foot South of an existing dock; thence continuing on the said last course to the channel of.the Indian River, all-of said land lying and being in St. ~.ucie County, Florida. ~ _ ~ 3. That the Plaintiffs, James A. Hamblin and Helen G. ~ Hamblin, his wife, are hereby granted an easement for reasonable = ingress and egress in and to the Defendants' water and riparian , rights located on the north side of the above described boundary line and that the said easement is subject to any Iegal existing ~ encumbrances of record. 4. That the Defendants, Louis Fischer, Elena C.
