shall be lawful for the Mortgagee, his heirs, successors,
and assigns, at all times durinq the continuance of this
security instrument to enter upon said premises for the
purpose of inspectinq the condition of said qroves. The
pruninq, hedqing or replacement of citrus trees shall not
be considered waste undex the mortgage and the mortgagor
shall have full authority to remove and replace citrus
trees at any time. The failure to maintain the grove
encumbered by the mortgage in accordance with the standard
set forth in this paraqraph shall constitute a default
in the mortqaqe if such default continues for thirty
(30) days after written notice from Mortgagee to
Mortgagor.
. In the event this mortgage shall became in default
, under any provisions-contained in the grecedinq paragraph `
~ for more than thirty (30~ days after written notice ~ ;
thereof has been provided b~ Mortqagee to Mortgagor,
Mortgagee shall have the right to have a receiver
appointed to assure that Mortgagee will from that point ;
thereafter be entitled to receive the net proceeds
of the sale of all fruit harvested from the groves on
the encumbered property, to cure the default.
TO HAVE AND TO HOLD the same, together with the :
tenements, hereditaments and appurtenances thereto belong-
ing, and the rents, issues and profits thereof, unto the ~
mortgagee,~in fee simple. }

AND the mortgagor covenants with the mortgaqee that the ~
mortgagor is indefeasibly seized of said land in fee simple; ~
that the mortgaqor has good right and lawful authority r
to convey said land as aforesaid; that the mortgagor will ~
make such further assurances to perfect.the fee simple title ~
to said land in the mortqagee as may reasonably be re-
quired; that the mortgaqor hereby fully warrants the =
title to said land and will de€e~d the-same against the ~
lawful claims of all persons whomsoever; and that said
land is free and clear of all encumbrances.

PROVIDED ALWAYS, that if said mortgaqor_shall pay ;
