I.ender the rcnts ot thc Propeny. provided that Borrowcr shall, prior to acceteration under parag~aph 18 hereof or abandon-
ment o[ the Property, have the right to collect and retain such renls as they become due and payable.
Upon accelerat;on under parag~aph 18 hereof or abandonment of the Propctty, Lender shall be entitled to have a
receiver appointod by a court to enter upon, take po~session of and manage ~he Property and to collect the rents of the
Property, including thoae past due." All rents cotlccte~t by the rcceiver shatl be applied fint to paymant of the costs of
management of the Property and collection of rents, including, but not limited to, receiver's tees, premiums on receiver's
bonds aod reasonabk attorney's tees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
onty tor those rents actually received.
21. Futurt Advauce~, Upon rcquest by Borrower, l.ender, at I.endcr's option within twtnty yoars from tht date of this '
Mortgage, may make Future Advances to Bonower. Such Future Advances, with interest theroon, shall be securcd by this -
Mongage when evidenced by promissory notes stating that said ootes are secured hereby. At no lime shall the principat

22. Rekase. Upon payment ot all sums sesured by this Morigage, Lender shall rekase this Mortgage without chuge
to Borrowcr. Borrower shall pay all costs of rer.ordat~on, i[ any.
23. Attoraey's Fees. As used in this Mortgage and in ~he Note. "attorney's fces" shall inclnde attorney's fees, if any.
