prior to entry of a judgment enforcing this Mongage if: (a) Borrowe~ pays lender all sums which would be then due under
this Mortgage, the Note and nota securing Future Advances, if any, had no acceleration occurred: (b) Borrower cu*es
all bracha of any other covenaots o~ agreements of Borrowe~ contained in this Mortgage; (c) Borrower pays al! rcasonaWe
expenses incurred by Leader i~ enfo:;.:ng the covenanu and agreements of Borrower contained in this Mortgage and in
e~forcing Lender's remediea u provided in paragnph 18 hereof. including, but not limited to. reawnable attorney's fas; and
(d) Borrowe~ takes such action as Lende~ may reasonably requirc to assurc that the lien of this Mortgage. Leoder's interest
in the Property and Borrowe~'s obligadon to pay the sums securcd by ihis Mortgage shali continue unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hercby shall remain in full force and eHect u if
no ~cceleration had occurred.
20. Atsi~naeat ot Reatfi Appointa~eat ot Recelvc~. As additional securiry Mreundet. Bo~c~::~er hereby usigns to
Lender tbe rents of the Property, provided that Borrower shall, prior to acceleratio~ under pa~agraph 18 hereof or abandon-
ment of the Property. have the right to collect and rctain such rcnts ~ they become due and payablt.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, l.ender shall be entitled to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of ihe
Property, including thoae past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Pmperty and collection of nnts, iocluding, but not limited to. receiver's fees, premiums on recei~er's
bonds and reasonable attor~ey's fees. and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for thox rents actually received.
21. Future Adraaca. Upon request by Borrower, Lender, at Lender's option within twe~ty yean from the date of this
Mongage. may make Future Advanca to Borrower. Such Future Adva~ca, with interat thereon, shall be securcd by this
Mortgage whcn evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amouot of the indebtedness secured by this Mortgage. ~ot including sums adva~ in a~°,(~ance fierewith to protect. the

22. Retesae. Upoa payment of all sums secured by this Mongage. Le~der shall releue this Mortgage without c6arge
to Borrower. Borrower shall pay all costs of recordation, if any.
~ 23. Attorney's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attomey's fces. if any,
= which may be awuded by an appellate court.
