l.ender the rcnts of the P~operty, provided that Borrower shall, prior to uceleration under paragraph 18 hercof or aba~don-
ment of the Properry, h~ve.the right to collcet and retain :uch rcnts u they become due and payable.
Upon acceleratio~ under paragraph 18 hereot or abandonment of the Property, l.ender shatl be eotitltd to have a
receiver appointod by a court to enter upon, take possession o( and manage the Property and to collect the rents of the
Property. including those past due. All re~ts collecteJ by the roceiver shall be applied first to payment of the costs of
management of the Property and collrction of rents, inctuding, but no~ limited to, receiver's (ees, premiums on rcceiver's

2l. Futnre Advance~s. Upon requcst by Borrower, l.ender, at l.ender s option within twenty years from the date of this ~

Mortgage when evidenced by promissory notes stating that said nota are secured hereby. At no ~ime shall the principal ;
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the `
