2. The Monpgee may, at his option, and without waiving his right to accelente the indebtedness hereby secured .
and to toreclose the sarne, pay either before or after deliquency any or all of those cYrtain obligations requircd by the tenru
hercoi to be paid by the Mongagor for the gmtection of the mortgage security or for the collection of the indebtedness
hrreby securcd. AU sums so advanced or psid by the Mortgagee shaQ be charged into the mortgage accuunt and bernme an
integnl p'rt thercof, subject in aU respects to the terms, conditions, and co~renants ot the aforrsaid pmmissory note, and this
mortgpge, as fully and to the same extent as though a part of the original indebtedness evidenced by said note and securcd by
this mo~tgage, excepting however, that ssid sums shall be repaid the Mortgagee forthwith upon its demand and be in addition
to the regular monthly installments provided by the mortgage note.
3. That the abstr~ct o~ abstracts of titk covering the mortgaged property shall at all times, during the Gfe of Ihis
mortgage, rcmain in possession of the Mortgagee and in event of the foreclosure o( this mortg,age or other tn~sfer of titk to
the mortgaged property in extinguishment of the indebtedness secured hereby, all right, titk and interest of the Mortgpgor in
a~d to any such abstracts of title sha0 pass to the purchaser or grantee.
4. To the extent of the indebtedness of the Mortpgor to the Mortgagee described hsrein or secured hercby. the
Mortgagee is hereby wbrogated to the lien or liens and to the rigl~ts of the ovvners and holders thereof of each and erery
mortgage, lien or other incumbrance on the land described herein which is paid and/or satisfied, in wfiok or in part, out of
the prooeeds of the laan described herein or securcd hereby, and the respective liens of said mortgages, liens or other incum-
b~a~ces, shall be and the same and each of them hereby is preserved and shall pass to and be held by the Nortgagce herein at
security for_the indebtedness to the Mortgagee hecein described or hereby secured, to the same extent that it would hsv~e been
piesened and would have been passe~ to and been held by the Mortgagee had it been duly and regularly assigned, tnns-
ferred, set over, and delivered unto the Mortgagee by separate deed of assignment. notvrithstanding the fact that the same
may be satisfied and cancelled of record, it being the intention of the pahies hereto that the same will be satisfied and can-
celled of record by the holders thereof at or about the time of the rccording of this mortgage. ~
5. In the event the ownership of the mortgaged premises, or any part thereof, becomes vested in a person other than
the Mortgagor, the Mortg,agee may, without notice to the Mortgbgor. deal with wch successor or successors in interest with
refercnce to this deed and the debt hereby secured, in the same manner at with the Mortg,agor without in any way vitiating or
discharging the Mortgagor's liability hereunder or upon the debt hereby secured. No sale of the premises hereby mortgaged
and no forbearance on the part of the btortgagee, and no eatension of the time for the payment of the debt hereby secured
given by the Nortgagee shall operate to release, discharge, modify, change or affect the original Gability of the Mortgagor
herein either in whole or in part. ~
~ 6. The lien of this deed secures and shall continue to secure payment of said indebtedness or indebtedness, how~ever
~ evidenced, whether by said promissory note or any renewal or extension thereot or substitute therefor, or otherwise, unt~7 aU
; such indebtedness shaU have been fully paid. '

and the plural the singular, and the use of any gender shall include all genders.
