in the Property a~d Borrower's cibligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon auch
payment and cure by Borrower, this Mo~tgagt and the obligations secured hereby shall rcmain in tull force and eHect as it
no acceleration had occu~red. ;
20. Adtameat ot Reat~ Appo~mesl ot Receiver. As additional security hercunder. Borrower hereby assigns to
I_enckr the rents of the Property, provided that Bornower shall, prior to acceleration under p~ra~raph 18 hereof or abandon-
ment ot the Property, have the right to collect and retain such rcnts as tbey bocome due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment ot the Properiy, I.ender shali be eotitled to have a
recciver appointed by a court to enter upon. take possession of and manage the P~operty and to collect the rents of the
Property, including thoae past dut. All rents collectcd by the receiver shall be appliod 6rst to payment ot the casts of
management of the Property and collection of reots, including, but not limited to, receiver's fea. premiums on rcceiver's
bondc and reasonabk attomey'a tces, and then to the sums securcd by this Mortgage. The receiver shall be liable to account
only for Ihose rents actually received.
21. FotYre Adraecea. Upoa request by Borrower, l.enaer. at l.enders option within tweoty yean [rom the date of this
Alortgage, may make Future Advances_to Borrower. Such Future Advances, with interest thercon, shal) be secured by this
Mortgage when evidenced by promissory notes stating that said notes are securcd hereby. At no time shall the pnncipol
amouot of the indebtodt~ess socured by this Mortgage, nw including sums advanced in accordance herewith to protcct the
security of this Mortgage. exceed the original amount af the Note plus USf.
2L Release. Upan paymeat of all sums socured by this Mortgage. Le~der shall release this Mongage without chuge
to Borrowcr. Borrower shall pay all coats of recordation. if any.
23. wnor~y's Fen. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's foes, if any.
