hereinafter called "Grantee", Gulf, for and in consideration of the
sum of Ten and no/100 Dollars (S10.00
paid by the Grantee, the receipt o w ich is hereby acknowledqed, has '
sold and by this deed does convey fee simple title to Grantee, their
heirs, successors and assigns, in and to all that tract of land ocate

Lot 1, less the west 40 feet thereof, and all of Lots 4 and 5,
Block~2, Carlton's Addition to Fort Pierce, Florida, a sub--
division in the NE 1/4 of the SW 1/4 of Section 10, Township
35 South, Range 40 east, as per plat thereof on_file in Plat
Book 1 at Pages 16?-168 of the Public Records of St. Lucie
County, Florida, described as follows;
Commencing at the intersection of the southerly right-of-way
line of Orange Avenue and the westerly right-of-way line of
. 4th Street and run in a southe rly direction along the westerly
right-of-way line of 4th Street, a distance of 148.98 feet to
the southeast corner of said Lot 5; thence in a westerly dir-
ection, a distance of 140 feet to the southwest corner of said
Lot 5; thence in a northerly direction 100 feet to the north-
west corner of said Lot 4; thence in an easterly direction
along the north line of said Lot 4, a distance of 40 feet;
thence in a northerly direction, a distance of 48.6 feet to ~ ;
a point on the southerly right-of-way line,of Orange Avenue;
thence in an easterly direction along said southerly right-
of-way line of Orange Avenue, a distance of 100 feet to the
point of beginning. . ~
Less and except that part of said Lot 1 conveyed to the City.
of Fort Pierce, Florida for right-of-way described as "Com-
mencing at the northeast corner of said Lot 1 and run thence
south along the east line of said Lot 1, a distance of 45 feet;
thence northwesterly, a distance of 46.1 feet to a point on
~ the north line of said Lot 1, which point is 10 feet west of
the northeast corner of said Lot 1; thence east along-the no~rth
line of said Lot 1, a distance of 10 feet to the point of be-
ginning." ~
Less and except the East ten (10) feet~of Lot 4, Block 2, here-
tofore deeded to the State Road Department for Right-Of-Way.
