20. A~oment ot Restr, AppolMmeot ot Receiver. As additianal security hereunder, Aorrower hereby assigns to
Lender the rc~ts ot the Propeny, provided that Borrower shall, prior to acceleration under pangraph 18 hereof or abandon-
ment of the Property, have the right ta eollect and retain such rents as t6ey become due and payabk.
Upon accekration under parag~aph t8 hercot or abandonmeot of the Property. Lender shall be entitkd to have a
receiver appointed by a court to enter upon, take possession of and manage tl~e Property and to collect the rcnts of the
Propeny, including those past due. All rcnts collxted by the receiver shall be applied Brst to payment of the costs of
management of the Property and collection of rcnts, includi~g, but oot limited to, receiver's fees, premiums on receivzr i ~
