(d) Borrower takes such action u Lender may rcasonably rcquire to assure that Ihe lien of this Mortgage. Lender's iatere~t
in the Properry at~d Borrower's obligatio~ to pay the sums securcd by this Mortgage shall continue unimpaired. Upon auch t
payment and cure by Borrower. this Mortg~ge and the obligations secured hereby shall remain in full force and effect ss it ~
0o acceleration had occurred.
20. Assitnment ot Rent~ Appointmeot ot Recelve~. As additional security hereunder, Borrower hereby assigns to
Le~der the rents of the Property. provided that Borrower shall. prior to accele~ation unde~ paragraph 18 hereof ur abandoe-
ment of the Property, have the right to collect and retain such rcnts as they become due and payable.
Uoon accelention under para~traph 18 hercof or abandonment of the Property, l.ender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect tM renu of the
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
manageme~t of the Propeny and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasonable attor~ey's fces, and then to the sums se.ured by this Mortgage. 'I~e receiver shall be liable to account
only for those rents actually received.
21. Future Ad~~ancis. Upon request by Sorrower, Lender, at Lender s option within twenty yean from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory nota stating that said notes are securcd hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the

22. Rele~se. Upon paymeat of all sums securcd by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all coats of recordation, if any. ~
23. Atton~ey's Fees. As used in this Mortgage and in the Note, "attorney's [ea" shall include attorney's feat, if any, {
which may be awuded by an appellate court.
