THIS AGREEMENT entered into by and between JAMES F.~GRIMES
and KAY C. GRIMES, hereinafter referred to as Lessors, and PIZZA

2. Terms and Conditions: The terms and conditions of the
lease, together with the rent set out in the lease, are contained

in an unrecorded lease agreement between the parties dated July

3. Liens: Lessee has no right or power to encumber (and ~
is prohibited from encumbering? the interest of the Lessor in the ~

land and building, whether such encumbrance is by lien for work, or ~
materials for improvements, or otherwise. ~
4. Term of Lease: The term of the Iease commenced on the
29th day af July, 19?5, said term ending fifteen (15) years after
the date of the first payment of rent, to-wit: ~ 13, 1975 ~
unless terminated in accordance with the provisions set out in the
• lease. i
5. Extensions: The referenced lease further provides that ~

the lease shall automatically extend for one additional five-year
period, unless the Lessee gives written notice to the Lessor sixty
(60) days prior to the end of the original term that it does not ~
desire to extend the lease. The lease further- provicies for a second
