20. Asignmeat of Ren~ Appointmenc of Recefrer. As additional security hereunder. Borrower hereby assigns to
Lendet the renu ot the Property, pro~•ided that Borrower shall, prior to accelcration under paragraph 18 herro[ or abandon-
ment o[ the Pcoperty, ha~•e the right to collect and retain such tenu as they become due and payable.
Upon atteleration under pangraph 18 hereo( or abando~meat oi the Property. Lender shali be entitled to ha~e a re-
cei~•er a~pointeci by a court to enter upan, take ~ssession af and manage the PropettY and to collect che rents of the Pmp-
erty, including those past due. All rents collated by the receiver shall be applied fint to payment ot the costs o[ managa
ment of the Property and collection o[ rents, including, but not limited to, receiver's tces, premiums on recei~•er's bond: and
reasonable attorners [ees, and then to the sums secured by this Mortgage. The recei~•er shall be liable to account only tor
thuse rents actuallr retei~•ed.
21. ~Lture Advances. Upon requat by Bonower, Lender, at Lender's option Nithio twenty years (rom the dat~ of this
\tortgage, m~y make ~ture Ad~•anca to Borrower. Such Future Advances, with interest thereon, shall be secured by this
~tortgage when evidenced by pramissory notes stating that said notes are secured hereby. At no time shall the pri~cipal
amount ot the indebtedness secured by this 4tortgage, not including sums ad~anted in accordance herewith to protect the
security ot this lfortgage, exceed the original amount of the Note plus US$ j~QNE-------------------~--~
22. Release. Upon pa}Tnent of all sums secured by this Mortgage, Lender shall release this ~lortgage M ithout charqe
to Borrower. Botrower shall pay all costs of recordation. if any.
23. Attorne~s Fees. As used in this \fortgaqe and i~ the Note, °attorney's fees" shall include attorney's fees, if any,
which may be awarded by an appellaee court.
