appurtenances thereto, all accordinq to the said Declaration of Condomini~n
and Exhibits attached thereto.
This conveysnce is subject to the followinq:
l. Taxes and assesss?ents for the year 19 78 and subsequent years.
2. Conditions, restrictions, limitations and easements of record.
3. Any portion of the subject premises being artificially filled land
in what was formerly naviqable waters, is subject to the terms, conditions, and
reservations contained in the Submerged Lands Act (43 U.S.C. 1301 et. seq.)~.
4. The rights and easements for commerce, navigation, recreation, and
fisheries.
5. Declaration of Condominium of SEA PINES TOWER CONDOMINIUM dated December 20 ,
19 ?7 , and recorded in Official Records Book 280, at Page2622 et. seq. of the Public Records
of St. Lucie County, Flori~da, includinq all Exhibits thereto.
And the Grantor does hereby specially warrant the title to said lands and will
defend the same against the lawful claims of all persons whomsoever, claiminq by, through
or under Grantor.
