Mortqagor warrants, covenants and agrees: (f) That the descrtption ot lands set torth above includes all (ands on which is tocated or witl be tocated the buiiding or structure to be constructed or tmproved with the proceeds of the loan secured f hereby together with all lands used or to be used in connection therewith. - (2) That~tt wi~l pay the principal and interest due and to ; ~ become due according to the terms and conditions of the note secured hereby prompty as the same shatl become due; to pay all taxes and assessments levied on or against the above described lands as and when the same shall'becane due; and to keep ali improvements on sald iands insured against flre, windstorm and simllar casualty ln an amount not less tha~ the insurable vafue of said improvements or the amount of i~debtedness secured hereby, whichever is the greater, the poiicies ot insurance to contain standard clause that proceeds are payable to Mortgagor as its tnterests may appear and witl furnish evldence to Mortgagee of such insurance. t3) That Mortgagor wili not incur other or further indebted- ness secured by morfigage, trust deed or other f~rm or indenture or any of its lands or other indebtedness except for usual and ordina~y ob- ; Ilgation or expenses except with written approval of Mortgagor first had and obtained.
