(5) (Othe~ covenants, war~anties and agreements -
It is hereby agreed by the partles hereto that the consideratton ~

for this mortgage is the present and future advancement of~funds to
the Nbrtgagor by the Mortgagee pursuant to an agreement by the parties
to provtde for the constructton of a church (or educattonai buiidtng)
on the premises described herein and i~ is agreed that this mortgage
shail have the full fores and effect and beneflt of a mortgage to se-
cure advances ot money the lien of advances shall relate to the date }
of this mortgage. ~

Should any of the above war~anties, covenants or agreements ~
be vto.ated, or broken, the note and the whole of the tndebtedness ~
evide~ced thereby and secured he~eby shall, r~~thout demand or notice,
at option of Nbrtgagee, its successors or asstgns, becane fortwith ~
due and payable and this mortgage may be ~oreclosed and aii costs and
expenses of collectton, including ~easonable attorneys fees shall be
paid by Mortgagor and the same are hereby secured.
