CONDOMIMUM COVENANTS. In addition to the cov¢nants and agreements made in the security instrument.
Borrower and Lender further covenant and agree as foQows: -
A. Assessmenb. Botrower shaU prompdy pay, when due, all assessments imposed by the Owners
Association or oth¢r goveming body ot the Condominium Project (herein "Oumers Association'~ pursuant to the
provWons of the declaration, by-laws, code of regulations or other constituent document of the Condominium -
Proiect- -
B. Hazard Insurance. So bng as the Owners Association_ maintains a"master" or "blanket" polky on the _
Condominium Project which provides insurance coverage against fire, hazards included within the term "extended
coverage." and such other hazards as Lender may require, and M such amounts and for such
periods as L¢nder may require, then:
(i) Lend¢r waives the provision in Uniform Covenant 2 for the monthly payment to Lender of one-
twelfth of the premium installments for hazard insurance on the Property:
(ii) Borrower's oblgatfon under Uniform Covenant 5 to maintain hazard insurance cov¢rage on the
Property is d¢emed satisfied; and •
(iii) the provisions in Uniform Covenant 5 regarding application of hazard insurance proceeds
sha11 be superseded by any provisions of the declaration, by-laws, code of regulations or other constitu¢nt
document of the Condominium Proj¢ct or o~ applicable law to ihe extent necessary to avoid a conflict between
such provisions and the provisions . of Uniform Covenant 5. For any p¢riod of time during whkh such haiard
~insurance coverage is not maintalned, the immediately preceding sentence shall be de¢med to have
no force or effect. Borrower shall give Lender prompt notke of any lapse in such hazard insurance coverage.
In the event of a dtstribut[on of hazard inwranc¢ pioc¢eds in lieu of restoration or repair folbwing a loss to
~ the Property, whether to th¢ unit or to common elements, any such proceeds payabie to Borrower are hereby
assign¢d and shatl be paid to Lender for application to the sums secured by the security instrum¢nt, •with the
; excess, if any, paid to Borrower. ~
' C. I.enders Prior Consent. Borrower shall not, except after notice to Lender and with Lender's prior
~ written consent, partiNon or subdivide th¢ Property or consent to: ~
~ (i) the abandonment or termination of th¢ Condominium Projed, except for abandonment or
~ t¢rmination provided by law in the case of substantial destruction by fire or other casuahy or in the case of a
€ taking by condemnation or eminent domafn:
(ii) any material amendment to the dectaration, by-laws or code of regulations of the Own¢rs
Assoctation, o~ equivaient constituent docum¢nt of th¢ Condominium Projed, including, but not limited to, any .
amendment whkh would change th¢ percentage int¢rests of the unit owners in the Condominium Project; or
(iii) the eftectuation o( any decision by the Owners As.goctation to terminate professional management
~ and assume seN-managem¢nt of th¢ Condominium Project. ~
D. Remedies. [f Borrower breaches Borrowers covenanU and agreements hereunder. including the
~ covenant to pay when due condominium assessments. then L.ender may. invoke any remedies provided
under the security instrument, includtng. but not Itmited to. those p~ovided under Uniform Covenant 7.
