20. Assi~ameM ot Reat~ Appoiatme~t ot Receirer. As additiooal security hercunder. Borrowe~ hereby assigns to
l.ender the rcnts of the Property. pmvided that Borrower shall, prio~ to accekntion under parsaraph 18 hereof or abandar
mrnt o[ the Pcoperty. have the right to collcet and retain such reots as they become due and payabk.
Upon accele~ation under pang~aph 18 hereof or abandonment of the Property. Lender shall be entitled to have a
receiver appointod by a~rourt to enter upoo. tate poasession ot and maoage the Property and to colkct the rents ot the
Property, including those past due. All rents collected by the roceiver sha{I be applied first to payment of ihe costs of
management of the Property and coltection of re~ts, including, but not limitcd to. reaiver's fas. premiums on receive~'s
bonds a~d rcasonabk attorney's fees, and then to the sur?u socurcd by this Mortgage. The receiver shall be liable to accou~t c
only for those rents actually received.
21. Frt~ue Adrs~ces. Upon request by Borrower, Lender, at Lende~'s option within twenty years fmm the date of this
Mortgage, may make Future Advaoces to Borrower. Such Future Advances; with interest thercon, shall be securcd by this '
Mortgage when evidenced by promissory notes stating that said nota are securod hercby. At no time shall the principal
amount of the iadebtedness secured by this Mortgage, not including sums advanced in aooordanoe herewith to protect the

22. Rdea~a Upon payment of all sums socurod by th~ Mortgage. Lender shall reiease this Mwtgage witbout chuge
