UTILITIES: The Lessee shall~be responsible for all utilities furnished to the demised premises, including but not necessarily limited to, gas, fuel, air conditioning, telephone and any other services furnished to the demised premises. 5. CONDITION OF~PREMISES: It is hereby stipulated that ' at .the commencement of this Lease, -the demised premises consists of vacant property, upon which the Lessee is going to construct a storage building as is more particularly set forth in the archi- tectural drawings referring to previously herein in paragraph #2. The Lessee covenants that all construction on the demised premises shall be in accordance with all governmental rules and regulations. 6. MAINTENANCE: The Lessee shall be responsible for main- taining the demised premises, including all improvements made ~ thereon, including exterior and interior.' 7. IMPROVEMENTS: As set forth previously herein, the .Lessee may erect on the demised premises a storage building in accordance with the aforesaid architectural drawings. The Lessor reserves the right to demand removal of any such improvements which do not comply with the aforesaid architectural drawings or violate any governmental law or regulation. All such improvements, fixtures and other property placed in or upon the demised premises, including the entire aforesaid storage building, shall be at tre sole risk of the Lessee and the Lessor shall in no event be liable for loss, i E destruction, theft or damage to such property. 8. SIGNS: The Lessee shall have the right to.erect a sign advertising the existence of his storage building on the demised s premises, so long as said sign is of reasonable size and appearance. ~ The Lessor shall have the right to demand removal~of such sign, if it is unsightly. 9. EXAMINATION OF PREMISES: The Lessor may enter and examine the demised premises at any reasonable time for the purpose of deter- y mining the condition thereof. 10.
