Such future advances. if any. with interest-thereon. shall be secured by this Mortgage. when evidenced by Promissory Notes stating that said Notes are secured thereby. At no time shall the principal amount of indebtedness secured by this Mortgage. not including sums advanced in accordance herewith to protect the security of this Mortgage, exceed the sum of Twenty Five Thousand and NoJ100 Dollars ($25.000.00). ~ To pay all taxes, assessments and other charges of every nature which may be levied or assessed against said property; to promptly pay and satisfy any and all liens or encumbrances that are or may become liens on the premises or any part thereof superior to the lien of this Mortgage; and to~keep all buildings now or hereafter on the premises insured in a sum not less than the obligation secured by this Mortgage by an insurer satisfactory to Mortgagee, the insurance policy or policies to be payable to the Mortgagee. If Mortgagor shall fail to insure the said property. Mortgagee may do so without waiving the option to foreclose, and the costs thereof with interest thereon of ten percent (1096) per annum from the date of payment shall also be secured by this Mortgage. If any sum becomes payable under such policy or policies. Mortgagee - may apply it to the indebtedness secured by this Mortgage or may permit Mortgagor to use it for other purposes without impairing the lien of this Mortgage. - This is a ((Second) Mortgage. in the amount o f j, 760. In construing this Mortgage, it is understood that the Mortgagor may be more than one person; that if the context so requires the singular shall be taken to mean and include the plural, the masculine. the feminine and the neuter, and that generally all grammatical changes shall be made, assumed and implied to make the provisions hereof apply equalty to corporations and to individuals.
