THIS LEASE, entered this /U~day of , 1978,

by and between GULFSTREAM BROADCASTING COMPANY, INC., a Florida
corporation, hereinafter called Lessor, and ROBERT A. ROBERTS,
hereinafter called Lessee. -

W I T N E S SET R:
That the Lessor hereby hires and demises unto the Lessee,
and the Lessee hereby hires and takes from the Lessor upon the
terms and conditions hereinafter specified, those .certain premises
described in Exhibit A attached hereto, for a term of thirty (30) {

1. RENT' Rent for the term of this Lease shall be payable
in annual installments of One Thousand Dollars ($1,000.00) on or

hereof at the office of the Lessor, without demand or as may be

otherwise directed by the Lessor in writing. In addition, the
Lessee shall be responsible for the payment of any sales or use
tax i*nposed on this lease transaction by Federal, State or local

governments.

2. .USE OF PREMISES: The Lessee covenants and agrees to

use the demised premises for the purpose of erecting, maintaining
and subleasing a storage building as the same is designed and set" f
forth in architectural drawings designed by Stebbins and Scott,
Architects, Fort Pierce, Florida, as drawn for Mr. Ron Crider,
dated~June 19, 1978. The Lessee further agrees to abide by all
Federal, State and Local Government regulations applicable to such

use and shall not use the demised premises nor permit the demised

premises to be used, for any illegal or objectionable purpose what- / ;

3. SUBLETTING AND ASSIGNMENT: The Lessee shall not assign .
this Lease without prior written consent of the Lessor,"however,
the Lessee may sublet storage bays in .the storage building to be
erected on the demised premises, pursuant to terms and conditions R
