or erected upon the demised premises, or any damage to property or
injuries to persons occuring in or about the demised premises by #
reason of any existing or future condition, defect, matter or thing ~
in or about the demised premises or for the acts, omissions or
negligence of any persons in.and about-the said property. The
Lessee agrees to maintain at his own expense, public liability -
insurance and property loss insurance and further agrees to indemnify

and save the Lessor harmless from all claims and liabilities for
losses or damage to the property or injury to persons occurring in s
or about the demised premises. The Lessee shall require any sub-

lessees of storage bays on the demised premises, to carry their own ?
property loss and liability insurance as to the storage bays so l
subleased.
11. DESTRUCTION OF PREMISES: In the event of destruction
or damage to the demised premises and the storage building which

is to be located thereon, the Lessee shall undertake to repair s
and/or rebuild same to the condition which is was prior to such
destruction or damage-and such repair or reconstruction shall be
in accordance with all applicable governmental rules and regulations
and shall not deviate from the aforesaid archtectural plans mentioned
previously herein, unless required by governmental regulations. In
the event of such damage or destruction, rent shall continue to - {
accrue hereunder.
12. DEFAULT: .Each of the following shall constitute a default
by the Lessee under this Lease:
(a) If the Lessee shall make any assignment for the bene- '
fit of creditors, or be decreed insolvent or bankrupt according to
law, or if a receiver shall be apgointPd for the Lessee;
(b) If the Lessee shall fail to pay rent as provided here--
in within ten (10) days after the due date. The Lessee specifically

waives any demand by the Lessor for payment of such rent; -
(c) If the Lessee fails to perform any of the covenants or
conditions of this Lease to be performed on the part of the Lessee
for a period of ten (10) days after notice to the Lessee by the ~ 4
