or other personal property of the Lessee found in or about the
demised premises, and sell the same at public or private sale

and to apply the proceeds thereof to payment of all monies becoming

due under this Lease. The Lessee hereby waives the benefit of

any Constitutional provision or Statutory Laws exempting the Lessee, j
or any assignee or sublessee under this Lease, and any property on
the demised premises, from execution, levee and distress or forced

sale. i

13. ATTORNEYS' FEES: In the event of employment of an f
attorney by the Lessor due to the violation of any term or provision
of this Lease .by the Lessee, the Lessee shall pay the Lessor's
reasonable attorneys' fees.
14. NON-WAIVER: The rights of the Lessor under this Lease
shall be cumulative and the failure or waiver on the part of the
Lessor to exercise promptly any rights hereunder arising by virtue
of sny default by the Lessee shall not operate to forfeit any of
the said rights of the Lessor and shall not be construed as waiver-
or approval of any subsequent default by the Lessee.
15. INVALID CLAUSE: In the event that any term, clause or
provision of this Lease shall be judged to be invalid, the validity

of any other olause or provisions herein contained shall not be

affected at any time. F
16. OPTION: The Lessee hereby grants to Lessor the option
at any time during the term of this Lease, the right to take over
full operation, control and ownership of the demised premises and
any improvements and fixtures erected thereon by the Lessee, specifi-
cally including the storage buildings and all appurtenances-thereto,

which option is .conditioned upon the following: The Lessor shall
take over the interest of the Lessee subject to any mortgage liens
placed upon the premises by the Lessee for the term of this Lease
or shall satisfy same and the Lessor shall pay to the Lessee or to
his benefit by paying~or assuming any such mortgage liens,-the actual
investment of the Lessee in the demised property, exclusive of the
Lease payments.
