20. Aad~est ot Reatq AppoiMmeat of Receiver. As additional security hercunder, Borrower hereby assigns to
Lender the rents of the Propeny. provided that Borrower shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Property. have the right to collect and retain such nnts as they become due ar~d payabk.
Upon uceleration under pangraph 18 heroof or. abandonment of the Property. I.ender shall be entitled to have a
receiver appointed by a court to enter upon. take posseuion of and manage the Pmperty and to collect the nnts of the
Property. includin~ tho,e put due. All rents collected by the roceiver shall be appliod fint to paymont of the costs of
manageme~t of the Propeny and collection of rents, including, but not limited to. receiver's fees, premiuriu on receiver's
bonds and reasonabk attorney's fees. and then to the sums secured by this Mortgage. The receiver shall be liable to account
only tor ehose renb actually received.
21. Future Ad~aoce+s. Upoo request by Borrower, Lender, at Lender's option within twenty yean from the date of thi:
Mortgage. may make Futurc Advances to Borrower. Such Future Advances, with interest thereon. shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness xcured by this Mongage, not including sums advanced in accordance herewith to protect the
