2. The MurtgAgee may, at his option, and withuut wai~~ing his rigF~t to accelerate the indebtedne~ hereby secured
and to (oreclusc the same, pay either be(ore or after deliyuency any or all of those certain c?bligations reyuired by the ter~m
hereuf to be paid by the Mortgagor lor the protection of the myn~ge security or for the cullectiun of Ihe indehtedne~
hereby secured. All sums so advanced or paid by the Mortgdgee shall be charged intu the mortgage account and becume an
integral pan thereof, subject in aU respects to the temu. conditions, and covrnants of the atoresaid prumi~ory nute, and this
~ mortgage, as fully and to the same extent as though a part of the originsl indebtedne~ evidenced by said nute and srcured by
this mortgage, excepting howev~er, that said sums shall be repaid the Mortgagee torihwith upon its demend and be in additiun _
to the regular monthly installments provided by the mortg~ge note.
3. That the abstract or abstracts of title rnvering the moNgaged property shall ~t all time., during the Gfe of this
mortgage. remain in possession of the Mortgagee and in event of the foreclosure of this mortgage or other transfer uf title to ~
the mortgaged property in extinguishment of the indebtedness secured hereby. all right, title and interest uf the Murtgagor in
and to any such absiracts ot titk shall pass to the purchaser or grantee.
4. To the extent of the indebtedness of the Nortg~gor to the Mortgagee described herein or secured hereby, the
Mortg,agee is hereby subrogated to the lien or liens and to the rigbts of the owners and holders thereof uf each and every
mortgage, lien or other incumbrance on ihe land described herein which is paid and/or satisfied, in whole ur in part, out of
the proceeds of the laan described herein or secured hereby, and the respective liens uf said mortgages, liens or other incum-
brances, shall be and the same and each of them hereby is preserved and shall pa~s to and be held by the Mortg;egee herein as
security for the indebtedness to the Mortgagee herein described or hereby secured, to the same extent that it would have been
preserved and would have been passed to and been held by the Mortgagee had it been duty and regula~ly a~signed, trans-
ferred, set over, and delivered unto the Mortgagee by separate deed of assignment, notwithstanding th~ fact that the same
may be satufied and cancelled of record, it being ihe intention of the parties hereto that the same will be satisfied and can-
celled of record by the holders thereof at ur about the time of the recording of this mortgage.
5. ln the event the ovmership of the mortgaged pmmises, or any part thereuf, becumes vested in a person other than
the Mortgagor, the Mortgagee may, without notice to the Murtgagor, deal with such successor or success~rs in interest w~ith
reference to this deed and the debt hereby secured, in the same manner ac with the Mort~gor without in any way vitiating ur
discharging the Mortgagor's liability hereunder or upon the debt hereby secured. No sale of the premises hereby mortgaged
and no forbearance on the part of the Mortgagee, and no extension of the time fur the payment uf the debt hereby secured
given by the ~1lortgagee shaU operate to rele~se, diuharge, modify, change or affect the original liability of the Nortgagor
herein either in whole or in part.
; 6. The lien of this deed secures and shall continue to secure payment of said indebtedness or indebtedne~s, how~ever
; evidenced, whether by said promissury nute or any renewal or extension thereof or substitute therefor, or otherwise, until all
~ such indebtedness shall have been fully paid.
