Purchaser, by acceptance a~ld c~xecution of this Receipt, acknowledges
that this purchase of a condominium iuiit at OCF1W VII.l.AGE OF tM'(~IINS(h~ ISLIWD
is subject in every respect to ~he I~claration of Condominiun as to the conclomini~.on
in which his unit is locateci and Exhibits attached thereto, including but not
limited to (whether the same are attached to the Declaration of referred to
therein), the By-laws of the Association Articles of Incorporation, the Rules and
Regulations, copy of projected operating budget, copy of sales brochure and floor .
plan of apartment purchased by Purchaser, and all Amendments to the aforesaid Ue-
claration and Exhibits and the f~rticles of Incorporation, By-Laws and Declaration
of Covenants and Restrictions of the Property Owner's Association; and Purchaser
further ac~mowledges receipt of and reading and examination of said Declaration, its
Exhibits, and budget, sales brochure and floor plan, and aclrnowledges that each and ;
every provision of the foregoing is essential to tl~e sucessful operation and manage- ;
ment of the Condominium property and is in the best interests and for the benefit of ;
all the owners therein. Purchaser and all owners of parcels in the aforedescribed
Condominii~m covenant and agree to abide by each and every provision of said Declar-
ation of Condominiwn and Exhibits attached thereto. Purchaser hereby ratifies and
confirnis and approves all of the teYms and provisions of said Declaration of Condo-
miniwn and Exhibits attached.thereto, and agrees that the assessment under the -
Property Owners' Association docwnents referred to above and the provisions thereof
are resonable, fair and equitable, and said Purchaser aclmowledges and confiTms
that the Declaration of Covenants and Restrictions of.the Property Raners' Association
has encwnbered and impressed a lien upon the Condomini~en parcel being conveyed to
Purchaser, as security for his obligations under the said Declaration of Covenants
and Restrictions of the Property Uvners' Association and said Purchaser assim~es the ;
obligations as to the Property Owners' Association as to his condominiwn parcel. s
Purchaser confinns that all warranties, representations and inducements, if any, are '
as contained in the aforesaid Declaration of Condominiwn and Exhibits attached there-.
to, and the comnon expenses and the s~.ans due under the Property Owner's Association
and other charges are estimated only. No ~~?arranty or guaranty is rr?ade or intended
nor may one be relied except where the same is specifically warranted or guaranteed
in said Declaration of Condominiwn and the Exhibits attached thereto. ;
