(d) Bor~ower takes such action as Lender may reasonably require to auure Ihat the lien of this Mongage. l.ender's interest
in the Property and Borrower's obligatio~ to pay the sums securcd by this Mortgage shall continue unimpairtd. Upon such
payment and cure by Bo~rower, this Mottgage and the obligations secured Aercby shall rcmain in full force snd effect as if
no acceler~tio~ had oecurred.
20. A.ssi~na~e~t ot Reotfi Appoiat~oent of Receirer. As additional security hercunder. Borrowsr hereby assigos to
I.ende~ the rents of the Property. provided that Burrower shall, prior to acceleration unde~ pangraph 18 hereof or abandon-
me~t ot the Propeny, h~ve the right to collcet and rctain such rents as t6ey bocome due snd paYabk•
Upon accelention under paragnph 18 hereof or abandonment of the Property, Lender shail be entitled to have a
receivet appointed by a coutt to enter upon, take possession of and manage the Property and to rnllect the rentt of the
Property. including thos~ past due. All rents collected by the rcceiver shall be applied fint to payment of the costs of
management of the Pmpeny and collection of rents, including, but ~ot limited to, receiver's fas. prcmiums on receiver's
boncis and reasonabk attorney's fees, and thrn to the surtu secured by this Mortgage. The rece~~e~ shall be IiaWe to account
only tor those rents actwlly roaived.
21. F~Mce Ad~soces. Upon request by Borrowcr, l.ender. at Lendet's option within twenty years (rom the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances. with i~terest thereon, shaU be secured by this
Mortgage when evidenced by promissory notes stating that said nota are secured hereby. At no time shall the principal
amount ot the indebtod~ess securod by this Mortgage. not i~cluding sums advanced in aocordance herewith to pmtect the
security of this Mongage, eacced the original amo~nt of the Note plus USS.
22. Release. Up~ paymeat of all sums xcurod by this Mortgage. Lender shall relesse this Mortgage without chuge
to Borrower. Bornower shall pay all costs of recordation. if any.
23, Attoney's Fees. As used in this Mortgagc and in the Note. "attorney's fces" shall include attorney's fees, if any.
which may be awardod by an appellate coun. •
