20. Aasit~uneat ot Re~t~ Appoiatmeat ot Receiver. As additional security hereunder. Botrower hereby usigns to

ment of the Property, have the right to collect and retain such rents u t6ey becoax due and payabk.
Upon acceleration under paragraph 18 heroof or abandonme~t of the Property. I.endet shall be eMitled to have a
receiver appointod by a oourt to enter upon. take possession of and manage the Property and to collect the rcnts of the
Property. including thoae past due. All rents collected by the ~ceiver shall be applied Brst to payment of the costs oi
management of the Pmptny and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's '

21. Fot~e Ad~a~cu. Upon request by Borrower, Lender. at Lenders option within twenty years fmm the date of this ~
Mortgage. may make Future Advancas to Borrower. Such Futurc Advances. with interest thereon, shall be secured by this
Mortgage when evideoced by promissory notes stati~g that said notes are secured heroby. At no time shall the pri~cipal ;
amount of the indebtodaess socurai by this Mongage, not including sums advanced in avcordance hertwith to protect the - ~
security of this Mortgage. excced the original amount of the Note plua USS. '
22. Reka~e. Upnn paymeat of all sums secured by this Mortgage, Lender shall release this Mortgage without chuge ~
to Borrower. Borrower shall pay all coats of recordation. if any.
23. Attoreey's Fea. As used in this Mortgage and in the Note. "attorney's fees" shalt include attorney's fea, if any.
which may be awardod by a~ appellate coun. -
