20. Assiaameat ot Rent~ AppoiMmeat ot Receiver. As additional security hereuoder. Borrower hereby assigns to
Lender the rents of the Propeny. provided that Borrower shall, prior to acceleration under puagraph 18 heroof o~ abandoa-
ment of the Property, have the right to collect and retain such rcnts as t6ey bccoak due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property. Le~der shall be entitled to have a
rcceiver appointod by a~~ourt to enter upan, take possessioo of a~d manage the Property a~d to cotlect the rents of the
Propeny. including those put due. All rents collected by the roceiver shall be applied first to payment of the coats of
management of the Pmpeny and collection of rcnts, including, but not limited to, receiver's tees, premiums on receiver's _ .
bonds and reasor~able attorn~y's tees, a~d then to the sums socured by this Mortgage. 7Le roceiver shall be liable to acrnu~t .

21. FWure Ad~aoce~s. Upon rec;uat by Borrower, Lender, st Lende~'s option within twenty yeus frum the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thercon, shall be sxuted by this
Mortgage when evideacod by promis.sory notes stating that said ootes are stcurcd hercby. At no time shall the principal -
amount of the indebtodness securcd by this Mortgage, not iacluding sums advanced in aocordance herewith to protect the
