' WITNESSETH, that said party of the first part, pursuant to the
terms and~conditions contained in the Last Will and Testament of the
decedent and pursuant to the Schedule of Distribution contained in the
Petition for Discharge filed in the Estate of the above-named decedent,
grants, bargains, aliens, remises, releases, conveys and confirms to
the parties of the second part, their heirs~and~assigns forever, the
