Asslgameat ot Rcats; Appoiatmeot of Receirer. As additional security hercunder. Borrower hercby assigns to I.ender the rents of the Propeny, provided that Borrower shall, prior to acceleration under paragraph 18 hercof or abandon- mrnt of the Property, have the right to collect and retain such rents u tbey become due and paysbk. Upon acceleration under paragraph 18 hercot or abaodo~ment o[ the Property, l.ender shall be entitkd to have a receiver appointed by a coun to enter upon. take possession of and manage the Property and to collect the rents of the Property, including those past due. All rents collectal by tht receiver shall be applied first to payment of the coats of ~nanagement of the Property and collection of rents, including, but not limited to, receiver's fees, prem~ums on rcceiver's bonds and reuonabk attomey's fees. and then- to the sums secured by this Mongage. The receiver shall be liable to account 4 anly tor those rents actually received. 21. Ftlture Advaoca. Upon request by Borrower, I.ender, at l.cnder's option within twenty years from the date of this : Mortgage, may make Future Advances to Borrower. Such Future Advances, with intercst thercon. shall be securcd by this Mortgage when evidenced by promissory nota stating that said notes aro secured hereby_ At no time shall the principal ~ amount of the indebt~dness securtd by this Mortgage, not including sums advanced ip aecordance herewith to protect the security ot this Mortgage, exc~xd the original amount of Ihe Note plus USS. 22. Rekase. Upan payment of all sums secured by this Mortgage, l.ender shall relcase this Morigage without Chuge to Borrower. Borrower shall pay all costs of recorda~ion, it any. ~ ~ _ 23.
