all breacha of any other cove~ants or agreements of Borrower contained in this Mortgage; (c) Borrowu pays all reasonable
expenses incurred by i.e~der in enforcing the covena~ts and agreements of Borcower contained in this Mortgage and in
enforcing l.ender's remedia as provided in paragraph 1R hereot, including. but not limited to. reuonable attorney's [te~: and
(d) Barrower taka such action as l.ender may reasonably requirc to assure that the lieo of this Monga~e. Lender's intercst
in the Propeny and Borrower's obligation to pay the sums secuted by this Mortgage shall continue unimQairod. Upon such
payment and curc by Borrower, this Mortgage and the obligations securod hereby shall rcmair? in full fora and effect as it
na acceleration had occurred.
20. Assi~ameot ot Rratx Appoiatmrat of Receive~. As additional security hereunder. Borrower hercby usigns to
I_cnder the rents of the Propeny, provided that 8orrower shall, prior to acceleration under paragraph 18 hercof or abandom
mrnt af the Property. have the right to collect and retain such rents u t6ey bccome due and payabk.
Upon accele~ation under paragraph 18 hereof o~ abandonment of the Pmperty, Lender shall be entitled to have a
rcceiver appointed by a ~ourt to•enter upon, take possession of and manage the Property and to}collect the ronts of the
Property, including those past duo. All rents cotlected by the receiver shall be applied first to payment gf the coats of
management of the Property and collection of rents, includi~g, but not limited to. receiver's fas, prcm~ums on receiver's
bonds aad reasonabk attorney'~ foa, and then to the sums secured by this Mortgage. 71~e receiver shall be liable to account -
only [or those ronts actually received.
21. Fnture Advaeces. Upw~ request by Borrower, I.ender, at Lender's option within twenty years from the date o[ this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest theroon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are securcd hereby. At ~o time shall the pnncipat
amount of the indebtedness secured by this Mortgage, not including sums advanced in acxordance herewith to protect the
security o( this Mortgage, exceed the original amount of the Note plus USS. -
22. Relea~e. Up4n payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, it any. ~
23. Attorney's Fces. As uxd in this Mortgage and in the Note, "attomey's fees" shall include attorney's fees, if any.
which may be awardod by an appellate court.
